What We Do

Concept to Completion

Catalyst runs the full development cycle from site selection and entitlement through lease-up and stabilization. We work with investors and joint venture partners to develop best-in-class multifamily, commercial, and mixed-use projects along the west coast of Florida, from Tampa down to Naples. We also work on a fee basis with landowners, municipalities, and institutional partners who have an idea or a site, but need an experienced team to create and execute a development plan.

How do you undertake transformative projects without assuming excessive risk? You collaborate with municipalities, government agencies, and financial partners to design a resilient capital structure. Catalyst was built to bring together public incentives, private capital, and disciplined underwriting to close feasibility gaps, manage risk, and make projects possible that conventional financing alone cannot support.

Tax Increment Financing
Typically structured as an annual rebate of the incremental increase in ad valorem taxes resulting from the development of the project.
HUD 221(d)(4)
Forty-year fixed-rate, high loan-to-cost, non-recourse construction-to-permanent financing. Reduces amount of investor equity needed and reduces interest rate risk.
Impact Fee Credits and Deferrals
Reduction and/or deferral of impact fees that lowers the total project cost and reduces the equity requirement at closing.
Nutrient Bank Credits
Offsite water quality credits in place of additional onsite stormwater treatment, which frees up developable area on constrained sites.
Public-Private Partnerships
Municipal land contribution, infrastructure participation, and shared-risk structures where the public benefit is measurable and the public and private interests are aligned.
