Montage at Midtown

Midtown Fort Myers sits between the downtown core and the McGregor corridor, a district the city had planned for years without a private developer willing to go first. Montage is Phase I of that plan: 321 Class A apartments and a 17,000 square foot amenity center on a site that had produced almost no tax revenue for decades.

Lee County and the City of Fort Myers supported the project through tax increment financing and an impact fee waiver, structured against the incremental value the district would generate once the first phase delivered.

Phase II is entitled for retail, office, and additional residential, and will be underwritten against the leasing performance and the district activity Phase I creates.
